We will have an “Education Meeting” at 11:00 on Thursday February 15, immediately following the MetroTex Leasing and Property Management Committee Meeting.  The topic of the meeting will be insurance and our speaker will be Charles Riska of CNR Brokerage.

 Those who will attend will walk away with these three things:

 1.)  Have a sound understanding of how insurance liability coverage works to protect the customer and the property management firm.  Included will be “Common misconceptions about "master" liability policies”.

 2.)  Learn how to minimize insurance cost and risk by being added as additional insured on all investment properties.

 3.)  Learn how to visibly demonstrate added value to existing and new investors.

 Round Table after the presentation will allow us to share and learn from each other what we are currently doing in these areas.

 The meeting will be at the MetroTex offices on Stemmons Frwy.

We have just returned from convention and have lots of amazing news to report.  We had a very strong presence at the convention and it quickly became obvious that we have VERY STRONG members who are actively involved at the national level.  I was honored to be among such a group. 
  As far as awards go, we walked away with almost every major award they gave.  I am pleased to announce that we received the "Chapter Excellence" award.  Many thanks to all who contributed to the success of our chapter this year. 
   While we did not win Chapter of the Year, I am told we were a strong competitor.  That just tells me there is more work to do!  Congratulations go to Central Arkansas for Chapter of the Year.
   Fortunately, the work of our president, Cary Efurd, did not go un-noticed.  In fact, Cary received the most prestigous award given and that is the "Presidents Award".  What an achievement in one short year.  Congratulations Cary, you are a trail blazer and I pity the person that has to follow in your shoes.  :)
   For those of you who don't know, Cary was also the emcee of the whole convention; Dave Christensen handled the technical aspects and ran the video camera; Mark Kreditor was the key note speaker, handled the 50/50 raffles, and taught a class; and Eddie Davis was busy promoting the January Leadership Symposium that we are hosting in Dallas in January so literally "ALL EYES WERE ON TEXAS!    Also, we looked great in our shirts and received more compliments than we could count.  I was approached by the El Paso chapter asking if they could also order those shirts to wear to conventions to represent Texas.  We were the envy of all! 
   There were 2 more awards given at the convention and guess who walked away with those.  None other than Dallas' own Eddie Davis and Dave Christensen.  Eddie received "Volunteer of the Year" for his tireless efforts of working for NARPM at the state and national level and  Dave received the "Rocky Maxwell Award" for his amazing work on the Dallas NARPM website.  Way to go guys! 
   I was amazed and proud that Dallas NARPM walked away with almost every award given.  I am sorry that more people were not able to attend as we had so much fun and we cannot wait to go back.  I would like to encourage each of you to attend these things.  You pick up some really good ideas, meet new vendors to help you in your business, get lots of free stuff from the vendors, eat amazing food and meet lots of fun, new people who do what you do every day.  Oh, I almost forgot, you get a chance to win lots of money in the 50/50 raffle.  I actually won the first raffle!  The pot was $2500 so I took home over $1200.  I believe the second pot was even bigger. 
   Again, I encourage all of you to get involved.  Invest in yourself and you will not regret it!

Rose Thomas "Mania" not to be confused with Danica Patrick "Mania"(famous IRL racecar driver for those of you with your head in the sand lately), hit DFW airport about the same time Wednesday afternoon, June 8. Rose stated that she had to fight through a throng of screaming fans when she arrived, but was not injured. "I didn't know NARPM was so popular here" Thomas interjected. Rose was immediately whisked away by her chauffeur, chapter leader Cary Efurd (not to be confused with American Idol, Scott Savol) after a brief game of "hide and go seek" at the airport. Off they went for a site tour of the Intercontinental Hotel, site of next January's "Midyear Leadership Symposium". On the way, Efurd, called ahead (several times) to Eddie Davis, Membership Chair and Ernestine Nickel, President Elect of the Greater Dallas Chapter and the "only" woman NARPM property manager Midlothian, Texas has ever had, to let them know how bad the traffic buildup on LBJ Freeway was. Almost miraculously, a lane became available that allowed them to reach their destination. "I have never seen anything like that" Thomas said." It was if the Red Sea had parted". (Anything for the President Elect of NARPM). After viewing the site, "fast" Eddie Davis said, "this place is legit". The classiest hotel we've ever had an event in. Afterwards, the group toured the municipality of Addison, TX and then it was off to Herrera's Tex Mex restaurant where they hooked up with Dave "the web guy" Christensen. When sited there, Rose had to fend off a zealous fan holding a mysterious liquid green concoction (that matched the lady's blouse) in her hand ,(We weren't sure if it was the margarita talking, or a talking Margarita). Rose, the ultimate professional that she is, didn't want to make a scene and gave her the autograph that she was seeking. And nobody got injured! [get that scrap booked started]

 

June 9th National President Elect, Rose Thomas, MPM

On June 9, 2005 at the MetroTex Board of Realtors, Rose Thomas wowed an overflow crowd of Dallas-Ft. Worth area  property managers and vendors. Her speech was titled "A Nightmare the Size of Texas"- A personal story that affected her family, her company and her life for four grueling years. Her property management company became the focus of an investigation by the local Attorney General. A story about doing everything right and still ending up on the wrong side of the law. The bottom line cost to her was not only about $60,000 but four years of  living in constant fear of not knowing what the outcome would be. Six lessons she learned during the investigation: 1. Know the law, 2. Be consistent in your operation and application, 3. Document everything, 4.Hire the best, 5.Believe in yourself, and 6. Surround yourself with those who love you. Here's hoping Rose a wonderful prosperous year of presidency. The Dallas Chapter is here to serve you!  Afterward, Rose was anointed ........ Miz Texas !! . She took the title away from Julie Potts from Austin who had previously held it for many years


The City of Garland is pushing for an annual inspection at $65 per UNIT per YEAR and will inspect for what they consider "code compliance" inside and OUT!! They are also trying to put on the books a law that can hold the PROPERTY MANAGER liable as well as the OWNER. We had Tom Morgan, the manager of Regulatory Affairs, from The Texas Association of Realtors speak at the city council meeting last Tuesday. I think that he made a huge impact but we will see. This could have a huge time consuming impact on those that manage rental property in Garland as well as financial impact. Mayor Day is trying to push this through before the elections. It needs our attention!

The Spring Greet and Meet was fantastic!  75-80 members, vendors and guest were in attendance.  It was our most attended event, to date.  I do not see how we  could have had a better time even if 9000 had shown their faces.  Thank you David Kadleck, Prime Properties for all of your hard work in coordinating the event! The total tally is not in, but multiple new members and vendors have joined!  It is absolutely amazing to see all of the enthusiasm and growth that is happening in our group!

Kami Kemp is the Director of Leasing with Prime Properties.

She manages eight full time agents, five part time agents and three support staff members.

 In 2006, Prime Properties leased 1082 properties with a goal to lease 1570 properties in 2007 (1570 leases means over 6 leases per day through her office).

 Kami will be speaking about the impact of internet advertising, the various websites that have proven to be successful for Prime Properties and how it has and will affect our industry in the future.  She will be talking actual numbers including actual leads from each source including DallasNews.com, Rentclicks, RentalHomesPlus and HomeRentals.

 Kami will spend about 20 minutes sharing her experience in the Dallas/Fort Worth market and this will be followed by a 20 minute round table discussion.

 

Other highlights from the Greater Dallas Chapter of NARPM at the Conference: Dave Christensen passed the torch of the Rocky Maxwell award that he achieved last year to Coloradian John Bickerton. Dave also received his RMP designation. Cary "Care Bear" Efurd was appointed National Vice Chair of Chapter Support,  a newly appointed position on the Membership Committee led by Chuck Warren from Virginia. A Texas contingency of 25 NARPM Members, took over the restaurant" A Taste of Burlington" hosted by Bob Hansen  from RentalHomePlus  on Thursday night. Members from Austin, El Paso, Houston, and Dallas were present. Proud as Texans are, they broke into song, "The Eyes of Texas" in the middle of dinner led by "Uncle" Terry Godbolt from Austin. Earnestine Nickel, last years 50/50 raffle winner, led an after hours group down Church Street into the wee hours of the morning. "fast" Eddie Davis  placed in the top three in the "I Thought I Heard It All" contest. Prime Properties own Dave "El Dorado" Kadleck and his staff had a golf outing and nobody got hurt!!! "Smokin' " Sheila Lambeth & Earnestine Nickel were in charge of recruiting Room Hosts for the breakout sessions.

Greetings NARPM,   Thanks for a terrific meeting in February.  I just want to recap for those of you unable to attend.     First of all, Suzanne Athey was gracious enough to step up and volunteer to be the Secretary as we needed someone to assist with the minutes of each meeting.  Thank you Suzanne!

 We then discussed things we could all do to in order to assist us in our endeavor to gain "Chapter Excellence".  Please consider writing an article for submission to the Residential Resource.  The deadline for the articles is on the 15th of each month for printing in the following month.  In order to get credit for 2006, articles need to be submitted no later than June 15th.

    We have lots of work to do before July, so we split up the tasks into committees.  If you haven't signed up to help on a committe yet, please contact the committee head of the following committees if you would like to help out:

   Marketing Committee - Led by Dave Christensen, this committee is currently working on a property management seminar, which is open to all local property managers that want to learn how to manage their own rental properties.  This will be our big fundraiser for the year.  We will have a panel of NARPM experts teach on a variety of subjects, including fair housing and the eviction process.  The class will be held in May, tentatively at the Plano Civic Center.

   Education Committee - Led by Mark Kreditor, this committee is working on setting up a local designation class for NARPM members to take a designation class before convention, as well as arranging speakers for upcoming meetings.

   Legislative Committee - Led by Kevin Martin, this committee will educate NARPM members on current and pending legislation effecting our business of property managment. 

   Membership Committee - Led by Sheila Lambeth, this committee will create a system for attracting new members.

  Charitable Committee - Led by Sheila Lambeth, this committee will ensure that NARPM members are contributing to the community by working  with charities such as Habitat for Humanity, and Child Protective Services.

  Chapter Liason - Led by Cary Efurd, and Eddie Davis, this committee will work to create a fun, working relationship with neighboring NARPM chapters.  They are working on getting together with the Fort Worth chapter right now. 

   Please get involved so that when we receive Chapter Excellence and possibly Chapter of the Year, you can honestly say your were a contributing member of the team.   Make the most of your NARPM membership!!! 

  If you aren't involved and want to be, then give me a call and I can put you on the front lines.  :)  

   The next meeting is March 16 at the Metro-Tex board immediately following the Leasing and Managment Committee.  The above committees should meet prior to this and be ready to report their progress at the March 16th meeting.  See ya'll there!
